The Lagos State Commissioner for Housing, Hon. Moruf Akinderu-Fatai<\/strong>, has described a proposed tenancy regulation bill currently before the Lagos State House of Assembly as a \u201cfundamental\u201d<\/strong> and transformative law aimed at ensuring fairness, transparency, and accountability in the state\u2019s rental housing market.<\/p>\n\n\n\n

Speaking on the bill titled \u201cA Bill for a Law to Regulate the Relationship Between Landlords and Tenants, Including the Procedure for the Recovery of Premises in Lagos State, and for Other Connected Matters,\u201d<\/em> the Commissioner said the legislation is designed to address persistent issues in landlord-tenant relationships, including rising rent burdens and frequent disputes.<\/p>\n\n\n\n

\u201cThis is a fundamental bill,\u201d Hon. Akinderu-Fatai said. \u201cYou can see that many Lagosians took part in the process because they are directly affected. It\u2019s a fact that people are spending as much as 33% of their income on rent<\/strong>. That\u2019s a serious burden.\u201d<\/p>\n\n\n\n

He emphasized that the bill strikes a balance by protecting the interests of both landlords and tenants, ensuring that all parties understand their rights and responsibilities.<\/p>\n\n\n\n

\u201cThere have been so many conflicts between landlords and tenants, and this bill will ensure that everyone knows their rights,\u201d he noted. \u201cIt protects both the tenant and the landlord.\u201d<\/p>\n\n\n\n

The Commissioner also highlighted a concerning trend in the real estate sector, where property owners are increasingly opting to sell their buildings outright<\/strong> rather than rent them out, citing the complexities and risks associated with tenancy agreements.<\/p>\n\n\n\n

\u201cPeople are shying away from renting. Once they build, they just want to sell,\u201d he said. \u201cThis bill will encourage more people to return to renting by providing legal backing and reducing the fear of conflict or loss.\u201d<\/p>\n\n\n\n
